Design

The approved concept is refined and fully developed — integrating all engineering disciplines and resolving every spatial, technical, and material decision.

Architecture, structure, and MEP developed together — coordinating structure with space and services with ceiling plans.

BIM Model Development

Full 3D BIM model built in Revit — coordinating all disciplines and performing initial clash detection.

Specification Writing

Materials, finishes, and system specifications written and reviewed against budget and performance requirements.

PHASE 04 · DOCUMENTATION

Construction
Documents

Complete, buildable construction documentation — every drawing, calculation, schedule, and specification needed to obtain permits and issue for tender.

Working Drawing Production

Complete drawing set — architectural plans, structural layouts, MEP schematics, and all construction details.

Engineering Calculations

Structural calculations, MEP sizing calculations, and energy reports — all signed by registered professional engineers.

Authority Submission

Municipality permit application prepared and submitted — drawings, forms, and NOC applications coordinated and followed up.

Bill of Quantities

Detailed BOQ and tender documents prepared for contractor procurement and cost control baseline.

PHASE 05 · CONSTRUCTION

Construction &
Supervision

Contractor Procurement

Tender evaluation, contractor prequalification, and award recommendation with full commercial documentation.

Site Inspection

Resident engineer conducts daily inspections — daily site reports, ITP hold-point sign-offs, and NCR issuance.

RFI Management

All contractor requests for information logged and responded to within agreed SLA — full register maintained.

Monthly Reporting

Cost, programme, quality, and risk status reported to client monthly with earned value and variance analysis.

PHASE 06 · CLOSEOUT

Handover &
Closeout

The project isn't finished until every document is delivered, every authority sign-off is obtained, and you have everything you need to occupy and operate your building.

Snagging & Completion

Comprehensive snagging inspection list produced and monitored to completion — no item closed until physically verified.

Authority Permits

Occupancy certificate, municipality completion certificate, and all statutory approvals obtained and handed over.

As-Built Documentation

Complete as-built drawing set and O&M manuals compiled, reviewed for accuracy, and delivered in print and digital formats.

Final Account

All variations agreed, retention released, and final account statement signed off — project financially closed.

It depends entirely on the project type and scale. A single villa may take 4–6 months from brief to permit. A multi-storey commercial building could take 18–36 months. We will provide a specific programme at Phase 01 once we understand your project.
Not necessarily. We can be engaged for specific phases only — for example, if you already have an approved design and only need construction documentation and supervision, we start at Phase 04. We tailor our engagement to your needs.
Changes are a normal part of any project. We manage them through a formal variation process — the change is scoped, costed, and approved before any work is done. This protects both you and us from scope creep and unexpected costs.
Yes, authority submissions are included in Phase 04. We prepare all municipality drawing packages, NOC applications, and supporting documents — and we follow up directly with the authority until approval is obtained.
Yes. Phase 05 includes full construction management — contractor procurement, resident engineering supervision, RFI management, quality control, and monthly reporting. You deal with us; we manage everything on site.
